The best time to shoot property video in Dubai: light, season and the two-visit rule
Winter mornings, the summer problem, why west-facing units need a second visit, and the one hour that makes a Marina apartment look like the listing price. A practical shooting calendar for agents.

Most listing videos in Dubai look flat for a reason that has nothing to do with the camera. They were shot at 1pm in August because that is when the tenant was out. Timing is the cheapest upgrade a property film can get, so here is how we plan it.
The season
- **November to March** is the easy window. Soft light until mid-morning, usable light again from about 4pm, and a sky that is actually blue rather than white. Outdoor spaces, pools and terraces film well all day.
- **April, May, October** are workable with planning. Mornings are good; the middle of the day is harsh and hazy, so we schedule interiors then and move outside later.
- **June to September** is the hard season. Humidity fogs lenses the moment you step from air conditioning to a balcony, the haze kills skyline shots, and terraces look uninhabitable because they are. We still shoot in summer every week; we just shoot interiors, use the first hour after sunrise for exteriors, and keep exterior work short.
The hour, by orientation
Orientation decides the hour more than the season does.
- **East-facing units** (Creek views, most of Downtown's east side): shoot in the morning, when light comes through the glass and the view is lit rather than backlit.
- **West-facing units** (Marina, JBR, Palm sunsets): shoot the last ninety minutes before sunset. This is the hour that makes a Marina apartment look like its asking price.
- **Villas with gardens** (Arabian Ranches, Jumeirah Golf Estates, Al Barari): early morning for the garden and pool, late afternoon for the facade. That is the two-visit rule below.
The two-visit rule
Some properties cannot be filmed properly in one visit. A villa with a west-facing pool and an east-facing entrance has two golden hours, twelve hours apart. A penthouse whose selling point is the night skyline needs a daylight walkthrough and a blue-hour exterior. We say this before quoting, because it changes the price: a second visit is time and travel, and it is worth it only when the second angle is the one that sells.
For a standard apartment, one visit is enough. For a full listing set, where the stills, the walkthrough and the reels all come from one shoot, we plan the visit around the strongest orientation and accept that one side of the property will be in shade.
What to prepare before we arrive
- Lights on, blinds open, air conditioning running for an hour beforehand so the glass does not fog.
- Cars out of the driveway, bins out of frame, personal items off the kitchen counter.
- Access sorted: gated communities, DIFC towers and some hotel-branded residences need crew names registered a few days ahead.
- If the agent is presenting, one outfit that is not white and not black, and a brief on the three points the listing should make.
A realistic calendar for a busy agent
Agents who list weekly do best with fixed shoot mornings: one or two per week, properties batched by area so that Marina and JBR go on one morning and Downtown on another. The cost per listing drops when shoots are batched, which is the main reason monthly partnerships work out cheaper than booking one reel at a time.
The best time to shoot is the time the light is on your side. Everything else is a scheduling problem, and scheduling problems are solvable.
Timing is one lever in real estate marketing in Dubai; the others are the format, the language and the cadence.
