Off-plan launch video for Dubai developers: what to film before there is anything to film

The launch is in six weeks and the site is a hoarding. What developers can shoot now (location, team, the story), what should wait, and how launch content keeps working for the two years until handover.

An off-plan launch has a problem that no other property shoot has: the product does not exist yet. What exists is a render, a location, a sales gallery and a team. Launch content has to be made from those four things, and it has to keep working for the eighteen months to three years until handover. Here is how we plan it.

Film the location before the launch

The location is the one thing that is already real. A developer launching in Dubai Creek Harbour, Dubai Hills, JVC or Al Marjan Island can film the neighbourhood, the commute, the school run, the waterfront and the sunset now, from the exact plot. This becomes the opening of the launch film, the background of every render animation, and a library of clips the sales team can post for months.

It also answers the question buyers abroad ask first, which is not "what does the kitchen look like" but "where is this, actually".

Film the people

Buyers of off-plan property are buying a promise, and the promise is made by people. A short film with the founder, the project lead or the head of sales explaining why this plot, why this product and why now does more for trust than a fly-through ever will. It also gives brokers something to send that is not a brochure.

We film these as conversations, not scripts, in the sales gallery or on the site. Two languages when the buyer base needs it, because it usually does.

The sales gallery is a set

Most galleries are built to be walked through, not filmed. We treat the gallery as a studio for the launch period: the model, the material samples, the show apartment if there is one, and the agents presenting in it. What should wait

  • Drone flyovers of a hoarding. They show a fence.
  • Construction progress before there is progress. Start these at the podium, then monthly.
  • Testimonials. Wait until there are owners.

A two-year plan, not a launch week

The launch weekend produces a spike. What sells the remaining units is the eighteen months after it, when the project needs a monthly reason to be seen: construction milestones, a new payment plan, a nearby school opening, a resale story. Developers who plan a monthly cadence at launch spend less per unit sold than developers who commission a launch film and go quiet.

What it costs

Launch packages are scoped per project, in writing, after we have seen the renders and the site. As anchors, monthly partnerships start from AED 12,000 per month and multi-project partnerships from AED 22,000 per month. Media spend for launch campaigns on Meta and Google is quoted separately and paid to the platforms directly.

A launch film is a promise on camera. Everything after it is the developer keeping the promise in public.
