How to choose a real estate marketing agency in Dubai: eight questions that separate the agencies from the editors
Portfolio with real listings, published prices, who owns the footage, what "results" means, and why the best agency for a brokerage is not always the biggest. A buyer's guide from inside the market.

Search "best real estate marketing agency dubai" and you get lists written by the agencies on them. This is not that. It is the set of questions we would ask if we were a brokerage owner choosing a partner, including the ones that would rule us out for some clients.
1. Show me listings, not a showreel
A showreel is a highlight of highlights. Ask for three complete listing packages delivered in the last six months: the walkthrough, the reels, the stills as they went live on Property Finder or Bayut, and the agent's own posts. That shows the daily standard, not the best day.
2. What does it cost, in writing, before a call?
An agency that publishes prices is telling you it has a repeatable product. Property reels, listing sets and monthly retainers should each have a starting price and a list of what is included. If the answer to "how much" is "let's have a call", you will be sold a package designed around your budget rather than your listings.
3. Who owns the footage?
Many suppliers keep the raw material by default. That is a defensible position, but you should know it before you need a re-cut. Ask for the rights in writing: organic use, paid use, duration, territory, and whether you can take the raw footage if you leave.
4. What does "results" mean here?
Views are a diagnostic, not the goal. Ask which metric the agency reports on for a brokerage: enquiries, WhatsApp messages, viewings booked, cost per lead. Then ask to see a report format. An agency that leads with a view count and cannot show what it produced in enquiries is a content vendor, not a marketing partner. When you are shown a number, ask whether the client published it and whether it is an account total or a single post.
5. Which languages do your buyers think in?
Dubai inventory sells to buyers in Istanbul, Moscow, London, Riyadh and Mumbai. Ask whether the agency writes Arabic natively rather than translating from English, and whether Russian, Turkish or Hindi versions are edits from one shoot or a second shoot at a second price.
6. Who will actually be on set?
The founder in the sales meeting is rarely the person holding the camera. Ask who shoots, who edits, who directs the agent on camera, and whether they are employees or a rotating freelance bench. Consistency across a season of listings comes from the same people.
7. What happens in the first thirty days?
A serious answer covers a content audit of your current account, the first shoot dates, the first reels going out, and a review meeting with numbers. A vague answer means the plan will be improvised after you sign.
8. What would they refuse?
Ask what they will not do: fake before-and-after numbers, stock drone footage of the Marina, renders presented as film, buying followers. The list of refusals tells you more about an agency than the list of services.
